Abstract

ABSTRACT: A profound thinking process about the relevance of urban land value linked to the real estate market is at stake at the international, European and Spanish levels. The present study focuses on residential real estate using land as MATTER (support for the real estate product) and on the potential management of such real estate that make it sustainable in time. The geographic area that supports this study is located in the municipality of Arroyo de la Encomienda, in the south-west end limit of Valladolid. In the last decades, this district has observed a demographic boom along with an urban sprawl, epitomizing the expansive development model in real estate markets for peri urban areas. Within the economic and financial crisis framework of the last years, urban development in the district has come to a sudden stop, thus generating a complex situation for the real estate market, and, in particular, for real estate for residential use. Unsustainability of the present model has proved, therefore, unable to solve the problem associated with the scarcity or impossibility of access to housing for those with a lower purchasing power. The evolution of the real estate value of the selected plot having been studied along different time scenarios (2008, 2010 and 2015), working hypotheses will lead us to proposals and feasibility studies (some of them already existing in neighboring countries) other than the purchase of the full control of the real estate product: to mention just one, constructing building or living units through the establishment of both building rights and the assignment of the use of the plot to promote an active, innovative and proactive involvement of a variety of stakeholders ¿public or private property owners, entrepreneurial management, financial institutions, etc. with the support of both the Administration and the population as a whole. Such alternatives or guidelines are considered as foundations for a sustainable and development in the real estate sector, reaching thus an economic, social and environmental balance that consolidates the SUSTAINABILITY of the Spanish real estate sector and, at the same time, contributes to a change in the global economic paradigm, turning it into a socio-economic framework for and by the people.
